The Buying Process

1. Step One – Starting the Process
Firstly, you need to find a property you like then reserve it, you would need to then transfer 3000€ holding deposit to the lawyer of your choice or our recommended lawyer (GG Solicitors), who will then carry out the necessary checks and searches on the property on your behalf, at this time the property is off the market. The deposit is held in the lawyers account until a buying and selling contract is made for both parties.

2. Step Two – Legalities
Your Instructed lawyer will work on your behalf and complete all the legal paperwork on the property before the purchase, by leaving power of attorney ( POA ) the lawyer can then obtain an N.I.E number (Spanish identification number) and open a bank account on your behalf which is a requirement to purchase a property in Spain.

3. Step Three – Transfers & Payments
In the weeks leading up to your property completion you would need a currency company to transfer your funds to your Spanish bank account (we can help with this too), they will save you a lot of money (thousands).

4. Step Four – Completion
The lawyer will arrange a completion date at the notary and at the bank, if you are unable to attend then the lawyer can arrange payments and payment of taxes with the POA (10% government purchase tax) and sign on your behalf. The lawyer will also change the water and electricity contracts into your name.

5. Step Five – Welcome to Your New Home!
When you have completed the purchase, we can meet you at your new home on arrival.
